Set It and Forget It (We Will Not)
Here is what happens to most gutters: they get cleaned when the homeowner notices a problem, which means they get cleaned too late. The overflow stain on the siding, the waterfall over the front edge in a storm, the damp spot in the basement — by the time you see the symptom, the gutter has been struggling for months. A maintenance plan flips that around. We show up on schedule — spring and fall — clean everything, inspect the whole system, and fix the small stuff before it turns into the big stuff.
Think of it like an oil change for your house. You could wait until the engine knocks, or you could handle it on schedule and never think about it. Gutters are the same, except the "engine knock" is water in your basement.
What Each Visit Includes
Every plan visit is a full gutter cleaning plus a complete inspection. We scoop and flush every run, clear and test every downspout, and check hangers, seams, pitch, end caps, and fascia. Then we handle the small stuff on the spot: resealing a weeping seam, tightening a loose hanger, reconnecting a downspout elbow, clearing a clogged outlet. The kind of five-minute fixes that cost real money when they wait a year.
You get a short report after each visit — photos of anything we found, what we fixed, and what we are watching. No surprises, no upsell ambush. If we spot something bigger, like a rotted fascia section or a run that needs re-pitching, you get a separate written quote and you decide. Plan members get priority scheduling for that work.
How It Works: Getting Started
Step 1 — First visit. Call or send the form. We do a full cleaning and inspection, fix anything urgent, and document your system's condition.
Step 2 — The plan. Based on your trees, roof, and gutter condition, we set your schedule — usually spring and fall, sometimes a third summer visit for homes under heavy cover. Every project is different — contact us for a free written estimate.
Step 3 — Autopilot. We contact you when your visit is due, show up, do the work, and send the report. You never have to remember.
Step 4 — Year after year. Your gutters stay clean, your small problems stay small, and you never climb a ladder.
Who This Is For
Heavy tree cover. If your gutters fill between cleanings no matter what, scheduled care beats emergency calls.
Two-plus stories. The higher the gutters, the more dangerous the DIY ladder work. Let us take the risk.
Rental properties. Landlords: your tenants will not clean the gutters. A plan means the property's water management is handled whether anyone is paying attention or not.
Anyone who just does not want to think about it. That is most of our plan members, honestly. Gutters are important and boring — the perfect thing to put on autopilot.
Plans vs. Guards: Which One?
People ask whether they should get guards or a maintenance plan. They solve different problems. Guards reduce how often the gutters need attention. A plan makes sure the attention happens on schedule — and covers the inspection and small repairs that guards do not. Many of our happiest customers have both: guards to keep the debris out, and a light annual plan visit to check the system and rinse the guards. If your budget only stretches to one, we will help you figure out which one your house actually needs.
What Plans Cost
Plan pricing is based on your home's size, height, and tree cover — a rancher under light trees costs less than a three-story colonial under oaks. Every project is different — contact us for a free written estimate. Plan members also get priority scheduling and a standing discount on any repair work we quote.
Plans are flexible. Skip a visit when you travel, add an extra cleaning after a big storm, or pause for winter. The plan works around your schedule, not the other way around.
