Charles Village is a study in contrasts: grand historic rowhomes with original detail next to student rentals carved out of the same housing stock, all within walking distance of Johns Hopkins. The gutters do not care about the contrast — a 1910 cornice drains the same whether the house holds a family or four grad students — but the maintenance reality is very different, and we work with both.
The historic rowhomes here have the classic Baltimore setup: front gutters on the pitched street-facing roof, rear gutters over the back, and in many cases the original built-in box gutters hidden in the cornice. Those box gutters are the sleeper issue — they rot from the inside, they are invisible from the street, and most companies will not touch them. We evaluate them honestly: reline when possible, convert to hanging gutters when the box is done. Our rowhome page has the full story.
For the rental properties, gutters are a landlord problem that tenants never report until there is water in a bedroom. Our maintenance plans are built for exactly this — scheduled care with photo reports to the owner, no tenant coordination needed. For the owner-occupied showpieces, guards and careful fascia work protect both the house and its historic character.
